Welcome to the Preserve!

On behalf of the New Creek Lake Property Owners Association (“NCLPOA”), the Board of the NCLPOA would like to introduce you to The Preserve and provide some important information to you before you sell or purchase property here.

If you are not aware, the Preserve is a 973 acre tract of wooded mountain land that was created in 1989 and contains fewer than forty-five (45) lot owners. Five hundred (500) acres of the total tract of the Preserve consists of a Conservancy area that is deeded, owned, and gently managed by the NCLPOA. Enclosed are documents and other information that will assist you in understanding more about the Preserve, including:

  1. The Covenants.
  2. A map of the Preserve showing roads, trails, and lot numbers.
  3. Information on the current dues, when they are assessed, and what services are provided by the collected dues (e.g. roads, trash, taxes, etc)
  4. Contact information for the Board
  5. Preserve Rental Policy (Short-term rentals such as AirBNB unallowed)

If you have any questions about any of this information, please do not hesitate to contact the Board.

Prior to closing, please make sure the settlement agent/attorney contacts the Board to verify that all dues have been paid prior to closing. Once the sale is completed, please provide the Board with the name, address, phone number and email address of the new lot owner. The Board will follow-up with the new lot owner for introduction purposes and to make sure the new lot owner is included in the information that is sent out to lot owners throughout the year (including the billing of dues). Also, it is extremely important to make sure that the previous owner either returns any fobs in their possession that access the front gate of the Preserve to the Board or transfers the fobs directly to the new lot owner. Notification of a fob transfer between owners must be reported to the Board to ensure proper records are maintained on who has what fobs. If the fobs are not registered, they will be deactivated.
